So many buyers are on the hunt for the perfect home, but run into some roadblocks along the way. Some properties may be in the perfect neighborhood, but the exterior is all wrong. Or, maybe you happened upon what seemed to be the perfect house, but it’s in the wrong town. We hate to be the bearer of bad news, but the truth is, the perfect home doesn’t really exist! Though expectations may be high, there are always sacrifices to be made, and the buyer has to be prepared for that.

Instead of focusing on the negative, let’s focus on the positive. Knowing there may be things you’ll have to accept, on what features should buyers stand their ground? The truth is, it’s different for every person. We suggest coming up with a list of your “must-haves” to refer back to when looking at homes. When building your list, consider what features can be added or changed, and which can’t. 

Just remember, things like property size, location, and neighborhood aren’t things that can be changed. However, style and cosmetic details can always be changed! A word from the wise, if you find a house that has a good floor plan in a great location, you can always remodel to achieve your “dream home” look later on. But, if you choose a beautiful home in a location you’re not happy with, you may come to regret your decision. 

Start with location. Narrow your search down to a handful of neighborhoods that fit your criteria, whether that be a short commute to work, a good school zone, or neighborhood amenities like walking paths and a pool for the kids. Then, begin looking for a home that you see potential in- with the floor plan being top priority, as this is the hardest characteristic to change. 

During your search, just remember that any undesirable cosmetic details aren’t permanent! You can change a home as much as your heart desires, and a slight fixer upper may even save you money in the long run. That’s where we come in!
